70% Project Management
- Monitor progress, all issues and activities at site; prepare timely reports to project manager on construction progress and arising incidents.
- Support subcontractor evaluation, subcontract contract negotiation, development and progress management as directed by direct manager
- Prepare preliminary schedule and manage overall schedule after project management finalizes with relevant subcontractors.
- Track and reconcile issues, ensure pre-start approval, issue site instructions (SIs), and archive instructions for post-project control. Create and update Template Letters before, during, and after project use.
- Carry out payment/settlement documents with subcontractors and suppliers
- Coordinate with main contractor and investor during handover and correct construction errors within reasonable time; supervise post-warranty projects as well as collect related debts.
- Check and monitor the work of subcontractors, suppliers according to approved drawings, technical and safety standards.
- Combine inspection, acceptance and evaluation of as-built drawings, spreadsheets and CAD drawings.
- Attend weekly project meetings with subcontractors and draft relevant meeting minutes
- Participate in acceptance and inspection of Contract Work with the construction team.
- Combine, check arising (VO) and/or additional work to submit to the Project Manager for approval.
- Can travel for work as required
- Perform other tasks as directed by the Project Manager.
- Coordinate with owner/main contractor/subcontractor management team.
30% Volume, process and technical management
- Prepare, review bill of quantities and evaluate installation measures to determine BOQ.
- Evaluate and control the delivery and use of goods.
- Acceptance of quality of materials, suppliers, equipment, furniture and woodwork used and management of acceptance samples for all units.
- Manage the drafting of forms, material lists and participate in sample submissions with stakeholders.
